What is a FHA 203k Loan?

The FHA 203k is a renovation loan program that provides funds for both the purchase and renovation of a home. There are two types of an FHA 203k loans. The 203k is given for properties that need structural repairs such as a new roof or an addition, $387,550 maximum loan limit in Hawaii County (all counties listed below). The streamlined 203k allows for non-structural renovation repairs such as painting and new appliances. The minimum Loan Amount is $5,000.

Eligibility

FHA 203k loans are for a primary residence that requires some renovation completed within 30 days of closing. Renovations may include structural elements, however, if the scope of work looks like it will exceed 30 days or exceed the allowable renovation amount, this may not be ideal for some buyers. Its very important to consult a licensed builder before pursuing a FHA 203k Loan.

Home purchase and renovation costs not to exceed $387,550 in Hawaii County. 580+ middle FICO. $721,050 Honolulu County; $678,500 Kalawao County; $713,000 Kauai County; $678,500 Maui County
